SteepleRock purchased the real estate of 4 franchised locations of Oil Can Henry’s (OCH) in May, 2013. They are in the business of quick service oil changes and related auto services.
The stores are in Kingman, Prescott, Cottonwood and Sierra Vista. All are operated by the same franchisee, who also has a 5th location in Prescott Valley.
The OCH franchise system was acquired by Valvoline in 2015.
At the time of the purchase the tenant was struggling to pay rent, and the price the sellers could obtain suffered as a result. In addition, the sellers provided financing for more than half the price.
The assets were sold in June 2017 to an investment group headed by the CEO of a competing quick service lube chain.
SteepleRock investors tripled their money on this transaction.
