Camelback Colonnade Self Storage
A 40,000 square foot self storage facility, cleverly tucked in the basement level of a retail mall in a premium location in Central Phoenix. It gets the highest self storage rental rates in Arizona.
SteepleRock developed a 40,000 sf self storage facility in the basement of an existing shopping mall in the exclusive East Camelback Road corridor.
Originally the basement level of a 300,000 sq ft Sears flagship, the space had been converted to underground parking when the mall was repositioned as an off price center.
Having previously worked for the developer, Scott O’Connor proposed a percentage only lease and a generous tenant improvement allowance for this project. Since it was “found money” to the developer, they agreed. The project was an overnight success, quickly leasing up before it was sold to a national chain. The clever location and design, which included fully air conditioned space, won the project two national awards from trade magazines.
The project is currently owned and operated by Public Storage, and remains 100% leased.
Vehicular entrances are marked on the attached aerial photo. A ramp leads to the front entrance and management office. The truck entrance has a freight elevator to the basement, which opens in the center of the facility on the lower level.
