A 50 acres site developed into 12 pads, presold and preleased, with end users paying for the site infrastructure development costs in proportionate shares, with all design, construction, and financial controls managed by SteepleRock. Users included Wal-Mart, Walgreens, Compass Bank, Wendy's, Taco Bueno, and United Heritage Credit Union.
SteepleRock developed a 50 acre site in Austin, Texas, into a mixed use development with retail, office and natural area open space. Acquisition work began in 2004, with completion in 2007.
Litigation against the City of Austin was required to force the City into approving the site development plan over objections allegedly made by a neighborhood group, that, upon discovery turned out to be a phony front for a competing developer across the freeway.
Pads were presold to several users to pay off the purchase price of the land, while a portion was held long term in the form of unsubordinated land leases to single tenant users.
The site required complex storm drain management and preservation of natural features unique to the local geology of the Barton Springs Creek and Watershed.
